FAQ

Can I manage my own remodel?

It takes a certain type of person and an array of capabilities!

Do you have design vision, great organizational skills, industry knowledge, essential contractor contacts, time and tenacity?

Do you have a clear idea of what you want to do? Do you know the right questions to ask? Do you understand average costs of construction services and products? Can you effectively troubleshoot under pressure? Can your or your family’s sanity survive the strain of managing a remodel?

Why should I hire Seattle Remodel Management?

We’re passionate about what we do and pros at remodeling done right.

We expertly manage projects to save time, money and stress.

As your confidential advocate from start to finish, we are keenly invested in our relationship. We’re the eyes and ears of your project. We steadily promote your priorities, and stay ahead of your budget, project details and specific needs. We help you hire the best tradespeople for the job and work with them to see your project all the way through.

Don’t construction companies have their own project managers?

Yes, some large construction companies have their own project manager(s) and/or architect(s) who will manage client remodels.

Communication is key!

Does that person advocate on behalf of the homeowner or the construction company? How often is their project manager on-site? What’s their background experience? Is that person a direct link for the homeowner? How much time does the project manager devote to your project? How is their fee structured? Before you sign agreements with any contractor, be sure to meet their project manager(s).

What size projects does Seattle Remodel Management work on?

We typically work with clients who have projects costing between 100,000-1,500,000.

We’ve worked on both bigger and smaller scale projects, but for the Seattle area, this is the more typical remodel range.

We’ll guide you through the process, whether your home just needs a facelift or it’s time to do a full-gut renovation.

During our initial consult, we’ll determine whether your budget expectations are realistic.

Interested in the types of projects we work on?

What is your fee structure?

We are paid directly by the homeowner, not by architects or contractors.

We don’t base our fee on a percentage of the job. That way there’s no conflict of interest in representing the homeowner with other contractors who set job fees. Our fee structure enables us to truly be your advocate.

With each client, we meet for an initial consult (approximately $400) to determine scope, budget, timeline, realistic expectations, priorities, and industry contacts for a given project.

When we move beyond the initial consult, Seattle Remodel Management will provide an estimate of hours for project management and determine an initial retainer.

Can you just take a quick look at my project?

We’re happy to come out for a 1-time, 2-hour minimum paid consult.

Prior to the consult, we’ll have a short 15-minute phone conversation to confirm it’s worth your time to proceed.

Can you recommend good contractors?

When we work together, our entire network of pros is your network.

We work diligently to nurture strong relationships with licensed and experienced tradespeople.

Do I need an architect or a designer for my project?

Seattle Remodel Management complements the traditional roles of architects and designers.

We are skilled in communicating creative design options, basic drawings and sourcing product. For many of our projects, this is all that is needed. But, when larger projects require more in-depth drawings and/or have specialized design needs, we work with our homeowners to match them with best-fit architects and/or designers.

Will you help me decide on products like fixtures, cabinets, furnishings, etc. for my remodel?

Seattle Remodel Management specializes in online discount purchasing.

Our industry discounts are extended to you.

Whether you have a hard time making purchasing decisions, don’t like to shop or just don’t know where to look, we can take on as little or as much of purchasing as is helpful to you.

Are you licensed, bonded and insured?

Yes, we are bonded and fully insured!

Seattle Remodel Management is licensed as a general contractor #SEATTRM832K2, bonded and fully insured, carrying both general and professional liability coverage.

Remodel Scenarios

Scenario 1

You’re looking at homes in fast-moving Seattle market.

You see something you really like but it’s too small, too outdated, a funky floorplan, or you just don’t know whether it could work for your family. You need a vision of possibilities, and you need something fast! This home isn’t waiting around.

How we help:

We’ll meet at the house in question, we’ll do a walk-through to envision space, talk realistic numbers for remodeling, and give you an objective opinion whether this home could work for you. 2 hours

Scenario 2

You like your home but it’s stuck in the 80s/90s/early 00s, and the space just doesn’t work for you.

Maybe you’ve even thought about moving. Your home is too dark/ too cramped/ too out-of-date/ poorly laid out. Remodeling sounds like so much work and you’re not even sure where to start. Should you stay or should you go?

How we help:

We’ll meet to step through possibilities and to refine the scope of work. We’ll talk about what’s possible within your budget, and how to maximize your space and your dollars! We’ll give you specific direction for next steps. 2 hours

If we’re a good match and you decide to move forward with your remodel, we’ll develop a specific scope of work and design, bring contractors on-site to review the project, finalize a budget and timeline. Making your designs a reality takes detailed planning, exacting communication and know-how organization to avoid the classic pitfalls.

And then the fun begins. The move-out, the dust, the remodel noise. The troubleshooting, surmountable hurdles, some surprises, and just when you think it’ll never end, a beautiful new space starts to come together. We can take care of it all. You choose how much or how little you wish to be involved. Clear goals from the get go. Hours vary. Scope of work will include hours estimates.

Scenario 3

You need to sell your home but it really needs a quick refresh before you put it on the market.

You might even be getting some conflicting opinions on what needs to be done before listing it. The last thing you want is to spend too much time or money, since time is short and money… exactly how much do you really need to spend to make more on the back-end?

How we help:

We’ll meet on-site, discuss budget and your ultimate sales price goal. We’ll prioritize a pre-sale Scope of Work/ checklist of must-do, could-do and easy fixes. 2 hours

We’ll get all the right subcontractors on site for you in a condensed period of time to clean it up and make your place shine!
